Make-Ready That Actually Gets the Unit Back on the Market
Most turnovers are the same short list of work done badly by whoever was available: nail pops, door knob holes, corner bead crushed by a couch, a ceiling stain from the tub upstairs, three colors of white paint on four walls. None of it is hard. What matters is that it gets done in one pass, in the right order, and that the patches disappear instead of showing as shiny circles under the hallway light.
We patch with taped and floated repairs rather than a smear of spackle, feather the joint wide, and match the existing texture before any paint goes on. Knockdown, orange peel and smooth all get matched. If a wall has been patched five times by five people, sometimes the honest answer is to skim the whole wall, and we will tell you that up front rather than after you have paid for a repair that still shows.
Prep is where turnover jobs are won or lost. Caulk lines get cut and replaced, glossy trim gets scuffed, and we prime bare patches so the sheen matches across the wall. Interior painting on a rental should be a single, even color across a room, not a visible map of everything that has been fixed.
Scheduling Around Closings and Move-Out Dates
Turnover work runs on someone else's calendar. Tenants move out on the last day of the month, showings start the following week, and a closing date does not move because a punch list ran long. We schedule turnovers as fixed blocks and staff them accordingly instead of squeezing them between larger jobs.
For portfolios we work unit by unit. You give us access and a priority order, we work through them, and you get a short written update on each one as it finishes. Multiple units in the same building are usually faster per unit because setup, materials and cleanup are shared.
For agents preparing a listing, the highest-return work is usually drywall repair, paint and any ceiling that looks water-stained. Buyers read a stained ceiling as an unresolved roof problem even after it has been fixed, and photos make it worse.
