Who pulls the permit?

The homeowner or the general contractor. We build our scope to the approved plans, keep framing and insulation open until the inspector has signed off, and schedule our board hanging around those inspections.

Can you work with the contractor I already have?

Yes. Most of our basement work is a trade contract under a builder or remodeler. We coordinate our schedule with the other trades, show up when the space is ready for us, and leave it ready for the next trade.

Should I use drywall or a drop ceiling?

Drywall for looks and sound, suspended grid for access. Many clients end up with drywall in the living areas and grid under the mechanical runs, which keeps the good-looking part good looking without trapping a shutoff valve behind it.

My basement gets damp in spring. Can it still be finished?

Usually, once the source is corrected by a waterproofing or drainage contractor. We will tell you plainly during the walkthrough if we see signs of water, because framing over an active leak is a problem we would rather not build. Call (463) 777-2799 to set up a walkthrough.

Our Scope, and How It Fits Your Project

A finished basement involves a dozen trades. We specialize in seven of them: insulating the perimeter and rim joist, framing the walls, bulkheads and soffits, hanging drywall, taping and finishing it, soundproofing the ceiling and party walls, building drywall or suspended ceilings, and painting. Those are the trades that decide how the space looks, sounds and feels, and they are the ones we do every day.

To be clear about what we are not: Valcast is not a basement finishing company and does not act as the general contractor. We do not design the space, price the whole project, or hire and manage the other trades. We bid and deliver our own scope.

Everything else belongs to the homeowner or the general contractor running the job. Permits and inspections, egress windows, plumbing, electrical, HVAC, flooring and trim are outside our scope, and we do not coordinate those trades. What we do is sequence our work around them: we frame after the mechanical layout is set, insulate and hang board after the rough-ins are inspected, and keep our schedule aligned with theirs so nobody is waiting on us.

Many of the basements we work in come through builders and remodelers as a trade contract. We also work directly for homeowners who are managing their own project, and we are clear from the first walkthrough about what is on our estimate and what is not. Whole-house scopes run through property renovation services, with the same trade boundaries.

Moisture-Smart Framing and Insulation

A basement is a concrete box in wet clay soil, so the materials and details we use below grade are different from the ones we use upstairs. If we see active water, staining or efflorescence during the walkthrough we tell you, because it needs to be corrected before framing starts, and that correction is not our trade.

Walls get framed slightly off the foundation rather than tight to it, so the concrete can stay damp without wicking into the studs and so a bowed wall does not telegraph into your finish. Metal stud framing is a good option down here for the same reason it works in commercial jobs: it does not rot, it does not twist, and it runs perfectly straight. Bottom plates are pressure treated or set on a sill gasket.

The rim joist is the biggest single air leak in most basements. We spray closed cell foam there, which air seals and controls condensation in one step, then insulate the walls with an assembly that tolerates moisture. Fiberglass batts against bare concrete with a poly wrap is the assembly that grows mold, so we do not build it. Details are on our insulation installation page.

Soundproofing and Ceilings Built for Basements

A basement ceiling is the floor of the rooms above it, so sound matters more down here than anywhere else in the house. Our soundproofing crew installs insulation in the joist bays, resilient channel or sound clips, and damped or double-layer board so a media room, home gym or guest suite does not broadcast to the kitchen upstairs.

Ceilings are a real decision. Drywall looks better and performs better acoustically; a suspended grid keeps shutoffs, cleanouts and junction boxes under the first floor reachable. Our ceiling systems crew builds either, and often both, with a grid section under the mechanical runs and a clean transition detail between the two. Bulkheads and soffits around ducts and beams are framed and finished so they read as part of the design rather than a workaround.

Drywall, Finish and Paint That Hold Up Downstairs

Once rough-ins are inspected and signed off, our drywall installation crew hangs the walls and ceilings, using mold-resistant board on the lower courses and around any wet areas, with the board layout planned around the ceiling and soundproofing details already in place.

Taping and finishing follows in coats with proper drying time. Level 4 is right for most basement rooms; long walls washed by recessed lighting get a level 5 skim coat, and we say which is which on the estimate. The full process is on our drywall taping and finishing page.

We hand the space over primed and painted through our interior painting crew, ready for your flooring and trim contractors. Most of the basements we work on in Westfield and Carmel are some mix of family room, guest suite, home gym, office and bar area, and our part of each one is finished to the same standard as the main floor.
