Multi-unit work rewards discipline over improvisation. The first unit sets the standard for every unit behind it, so we build it deliberately, walk it with the superintendent, agree on what good looks like, and then repeat that exact scope through the stack.

Material handling drives the schedule more than most people expect. Board has to land on the right floor in the right quantity at the right time, and stocking a building badly costs more hours than the hanging does. We plan loading, staging and trash-out with the general contractor before the first sheet arrives.

Production sequencing means crews move through the building in a fixed rotation: frame, insulate, hang, tape, finish, paint, each following the one before it by a set number of days. That rhythm is what makes a hundred units predictable instead of chaotic.

Party Walls, Sound and Fire Ratings

The demising wall between two units is the assembly residents complain about when it is built wrong, and it is the one an inspector looks at hardest. It usually has to do two jobs at once: carry a fire rating and hold a sound rating.

We build these to the listed design. That means the correct stud arrangement, whether staggered, double or a shaft wall system, sound attenuation batts in the cavity, resilient channel where the design specifies it, and the required layers of 5/8 inch Type X board. Just as important is what happens at the edges. Acoustic sealant at the perimeter, back-to-back outlets separated and putty-padded, and penetrations firestopped with listed systems. A wall rated for STC 55 on paper will perform far worse with an unsealed gap at the floor track.

Floor-ceiling assemblies get the same attention, since footfall noise from the unit above generates more complaints than airborne sound through a wall. Rated corridors, stair enclosures and shafts round out the package.
