Build-Outs for Offices, Retail and Medical Suites

Most tenant improvement work is the same handful of moves executed cleanly and on time: demising walls between suites, interior partitions to the design, ceiling grid and tile, drywall soffits and bulkheads hiding duct and structure, then paint. What separates a good TI contractor from a bad one is not the scope, it is schedule certainty and how the work gets sequenced around everyone else in the building.

We build partitions on metal stud framing sized to the wall height and load, with the top track detailed for deflection where the structure moves above it. Demising walls run tight to the deck with the head-of-wall firestopping the design calls for, and rated corridors get built to the listed UL design using 5/8 inch Type X board, not to a superintendent's memory of what it usually looks like.

Medical and dental suites get the extra detail work: backing for casework and wall-hung equipment, lead-lined board where the imaging plan requires it, and speech-privacy walls between exam rooms that go deck to deck instead of dying at the grid.

Our estimates break out framing, insulation installation, drywall installation, ceiling systems, fire rated assemblies and interior painting separately, so you can see what each piece costs and compare our number against another bid without guessing at inclusions. If the drawings are vague on a detail, we say so up front rather than writing an allowance and a change order later.

Schedule matters more than price on most build-outs, because a tenant is paying rent somewhere the whole time the space is not ready. We commit to durations we can hold, order long-lead grid and specialty board early, and tell you immediately if an inspection or a landlord approval is going to move the finish date.
